College leases 34,000 s/f at Hudson Square.

GVA Williams announced that Empire State College, part of the SUNY system, has leased 33,700 square feet for classrooms and faculty offices at 325 Hudson Street in Hudson Square.

The Saratoga Springs-based college, which is dedicated to meeting the educational needs of working adult students with existing college credits, is moving and expanding two units--the NYC Metropolitan Center and the Harry Van Arsdale Center for Labor Studies--from their previous location at 225 Varick Street.

The college will occupy the entire fifth floor, and half of the sixth floor, at 325 Hudson Street, a 214,000-square-foot fully-renovated modern office building, which was previously used as a department store warehouse and a "telecom hotel". Asking rent in the building is approximately $32 per square foot for office space and $45 per square foot for retail.

Richard M. Warshauer, senior managing director and David McClernon, director, of GVA Williams represented Empire State College. This is the fourth exclusive assignment that Mr. Warshauer has tonsure mated for the College since 1984.

The owners of 325 Hudson Street, Bristol Group, the San Francisco-based investor, and Young Woo & Associates, have also appointed GVA Williams as exclusive office leasing agent for the building, which has up to 70,000 rentable square feet of prime space available, including 10,000 square feet of retail space which can be divided. Full floors in the building range from 17,000 to 21,000 square feet. Mr. Warshauer, Peter Shakalis and Eric Cagner lead GVA Williams's office leasing team. Cliff Molloy, senior managing director, retail services, will supervise the property's retail renting efforts.
