Coldwell Banker Initiates Break-Through Effort to Accelerate the Home Buying & Selling Process.

Real Estate Company Assumes Leadership Role; Establishes "Transaction 2000" Task Force to Reengineer the Process

The COLDWELL BANKER Transaction 2000 Task Force will be comprised of industry-related service providers and real estate practitioners charged with materially reducing the time needed to complete a real estate transaction.

"This is a significant undertaking but COLDWELL BANKER has succeeded in this business for more than 90 years because of its ability to embrace innovation and assume a role of industry leadership," said Perriello, President & CEO. "Real estate is one of the only industries that has yet to adopt the initiatives for process improvement implemented by most business sectors in America. When I first started in this business 20 years ago, it took 45 days to buy a house and today, it still takes that long. The goal of our Transaction 2000 initiative is to reengineer the entire process making it faster and easier for the consumer."

Perriello, envisioning a typical purchase transaction process that would be completed within a two week period, explains that "for this to happen, we must analyze everything we do, ask ourselves why we do it that way and how we could do it better." The president, a real estate industry veteran offers a glimpse of the future: "Very simply, we will be combining a pre-approved buyer with a pre-approved property. The buyer will have a solid commitment for financing prior to making an offer and the house would already have been appraised, inspected, repaired where needed, warranteed, surveyed and with a preliminary title report all prior to going on the market. The COLDWELL BANKER Transaction 2000 Task Force will hold its first meeting next month at the company's headquarters in Parsippany, NJ. The session will be professionally facilitated in a "work-out" style, a style format originated by General Electric and used successfully by many major companies to address process improvement issues. It is anticipated that by early 1998, a yet-to-be determined test market will be selected where the new Transaction 2000 Task Force recommendations will be put into practice by a COLDWELL BANKER affiliate.
