Clock ticks for coliseum.Time is running out for New York City New York City: see New York, city. New York City City (pop., 2000: 8,008,278), southeastern New York, at the mouth of the Hudson River. The largest city in the U.S. and Boston Properties Boston Properties, Inc. (NYSE: BXP) is a self-managed real estate investment trust (REIT) based in Boston, Massachusetts. Its primary focus is "Class A" office space which it acquires, develops, and manages in the major markets of Boston, New York City, Washington, D.C. to decide the fate of the Coliseum Coliseum: see Colosseum. . Since the opponents of the 1.9 million square foot 57-story tower opted in early September not to appeal the final court ruling in the city's favor, the construction could become a reality. Under the original agreement with Boston Properties, a $305 million payment is due 90 days after the city notifies the developer it is time to close. If Boston Properties does not proceed with the deal as currently written, it stands to lose its $33 million letter of credit. But the realities of the marketplace are not unknown to the city and it is negotiating now with the developer, who has already spent millions in pre-construction costs. The total cost of the project is $338.6 million. Community group co-counsel John Van der Tuin, however, did not expect the end of the legal process to be the end of the game for the Coliseum foes, saying new opportunities would present themselves. Meanwhile, he predicted there would be some interesting talks between the administration and Boston Properties, which confirmed such negotiations are ongoing. Mortimer B. The MTA had received proposals for using the empty Coliseum building but after the lawsuit lawsuit: see procedure; tort. was decided in the city's favor, the winning Canadian proposal for a film studio was withdrawn. Thomas F. Galvin, a principal in Galvin/Pei Holdings, is not happy the city did not automatically turn to his proposal as he said he was told they would. Galvin would like to put on trade shows at the Coliseum, something he says is possible immediately. "We think that is the only logical thing to do up there," he said. "The real estate market is so bad there is no way for Boston Properties to start their project for five, six or more years." Last Friday, Sen. Manfred Ohrenstein held a press conference in conjunction with the Antiques Show. That is only the third exhibit in the Coliseum this year and the senator and other elected officials believe that, while action on future development is pending, the Coliseum should be used as a revenue generator for the city. "It's a nice space, people like to go there and we're pushing the MTA to lease it," said a spokesperson, noting, "it's not a great time to be building." Cunningham said the MTA is "on hold" for the moment with regard to any other actions regarding the Coliseum. |
