Classic Tribeca move.

Street in the Tribeca neighborhood of Manhattan, David Mandl, president of Meltzer/ Mandl Architects, has created a classic six-story commercial loft building.

Because it is located in a landmark district, the building was subject to landmark standards that affected everything from its overall height to its facade facade (fəsäd`), exterior face or wall of a building. At only 25 feet of frontage, the site is relatively narrow.

In the 1930s, the site Mandl was designing for had been illegally split off from the lot that included the rowhouse and sold.

The Commissioner of Buildings determined that because of this history, Mandl had the right to design a six-story building for his client. The building's opponents lost their case.

Mandl's building occupies 2,300 square feet on the ground floor, and floors two through five each contain 2,200 square feet of high-ceilinged floor space.
