City tax incentives drive rents to single digits for new tenant.


Kalmon Dolgin Affiliates' Jeff Unger has arranged a 66,000 s/f lease in the Falchi Building for New York New York, state, United States
New York, Middle Atlantic state of the United States. It is bordered by Vermont, Massachusetts, Connecticut, and the Atlantic Ocean (E), New Jersey and Pennsylvania (S), Lakes Erie and Ontario and the Canadian province of
 Display & Die Cutting Corp., an industrial die-cutter. Josh M. Dolgin, vice president of Kalmon Dolgin Affiliates, made the announcement.

Acquired by Kalmon Dolgin Affiliates in 2005, the five-story, 640,000 s/f Falchi Building is located at 31-00 47th Avenue in Long Island City in the heart of one of New York's historical industrial and manufacturing districts.

The property offers proximity to major roadways such as the Long Island Expressway and Jackson Avenues, and is near to public transportation and local dining options in an area revitalized re·vi·tal·ize

"The Falchi Building is prequalified by the state for relocating businesses to receive tax incentives, enabling New York Display to bring their effective net rent to the low single-digits." Unger said.
