Sherwood Equities is well under way with construction of 1600 Broadway on the Square, a 27-story residential and retail complex on the east side of Broadway, between West 48th and West 49th Streets, announces Jeffrey Katz, chief executive officer of Sherwood Equities.

"This is the first opportunity in history for someone other than large companies to actually own a piece of Times Square in a luxury high-rise development at an attractive end price," notes Mr. Katz.

The building contains studios, one bedrooms, one bedrooms with home offices, two bedrooms, two bedrooms with home offices, and three bedroom residences.

"The views are unparalleled, whether it's to watch the ball drop just six blocks south on New Year's Eve, to overlook the Thanksgiving Day parade, or just to observe Times Square--truly one of the world's greatest attractions," adds Mr. Katz.

1600 Broadway on the Square also contains a host of premium amenities, including Club on the Square, a state of-the-art fitness center; entertainment lounge with plasma television, bar and billiards billiards, any one of a number of games played with a tapered, leather-tipped stick called a cue and various numbers of balls on a rectangular, cloth-covered slate table with raised and cushioned edges. ; virtual golf amenity a·men·i·ty

"We're anticipating a wide variety of buyers who are excited by the prospect of living at the crossroads of Times Square and Rockefeller Center Rockefeller Center, complex of buildings in central Manhattan, New York City, between 48th and 51st streets and Fifth Ave. and the Ave. of the Americas (Sixth Ave.). The project was sponsored by John D. Rockefeller, Jr. ," says Jacqueline Urgo, executive vice president of The Marketing Directors, Inc. "We have already received a great deal of interest from young working couples, international buyers, corporations seeking apartments for their executives, out-of-towners who want the perfect Manhattan pied-a-terre, and people seeking long-term capital appreciation."

Indeed, Mr. Katz points out that there has been an enormous influx of residents into Times Square in recent years, although heretofore they have almost exclusively been renters.

"There are several rental buildings within a block or two of our building, and many of those residents have approached us about buying a home at 1600 Broadway," he says. "And because very few other sites in the area have enough land on which to develop a condominium building, the opportunity for people to own a piece of Times Square will be forever very limited." The on-site sales office is now open; homes will be ready for occupancy in the spring of 2006. Prices range from $725,000 to $2.8 million. The Marketing Directors, Inc. is the exclusive agent.
