City issues RFP for Kew Gardens.


The city has issued a Request for Proposals for the sale and redevelopment of the approximately 100,000 s/f Queens Borough Hall Garage site located in Kew Gardens, Queens Kew Gardens is a neighborhood in central Queens bounded to the north and east by the Jackie Robinson Parkway (formerly Interborough Parkway), the Van Wyck Expressway, and Queens Boulevard, also to the east by 127th Street, to the south by 85th Avenue, and to the west by Babbage .

The RFP (Request For Proposal) A document that invites a vendor to submit a bid for hardware, software and/or services. It may provide a general or very detailed specification of the system.

 is for more than 800,000 s/f of mixed-use development Mixed-use development refers to the practice of allowing more than one type of use in a building or set of buildings. In planning zone terms, this can mean some combination of residential, commercial, industrial, office, institutional, or other land uses.  containing commercial, residential and public parking uses. The selected developer will be responsible for demolishing the garage and providing adequate parking during construction.

The RFP also calls for the selected developer to work in cooperation with the School Construction Authority (SCA (Single Connector Attachment) An 80-pin plug and socket used to connect peripherals. "Taken together with the recent rezoning of Maspeth, Woodside and Middle Village, the redevelopment of the Queens Borough Hall Garage site will strengthen the local business district. In addition, the redevelopment will also facilitate the creation of needed classrooms in an inviting new high school campus."

Proposals for the site should include creating up to 220,000 s/f of office space for the Queens District Attorney's Office, plus up to 380,000 s/f for other commercial tenant; developing a mix of affordable and market rate housing units with a variety of unit types; maximizing public parking opportunities on the site; enhancing the pedestrian environment with local street-level retail and; creating an inviting campus-like setting for students and enhancing the surrounding neighborhood for Queens Borough Hall visitors, workers and residents.

Proposals are due by December 6, 2006.
