CitiPlex Saves Live (Oaks); Houston Developer with a Conscience Adds Value to Neighborhood at Their Own Expense.

The fourth largest city in the nation and the largest in the entire South and Southwest, Houston is a port of entry;
 -- CitiPlex Corporation just completed the first phase of their Stanford Oaks Townhomes project, scheduled to be complete at the end of March. The project occupies 3415, 3417, 3419, 3421 and 3423 Stanford Street in Houston's Museum District. The grounds are home to nine enormous Live Oak trees which CitiPlex made a top priority of preserving.

 leading the project's development and the preservation of the Live Oaks, explains, "Developers continue to remove trees from sites because it's easier and less expensive than working around them. What needs to be realized is that ultimately, a site, or a city, with fewer trees has less value."

Davey Tree Company, an urban forestation consultant, was brought in to help in maintaining the safety of the Oaks, so important in enhancing the urban greenspace of the neighborhood. Trees of this size actually improve air quality and offer some relief from the sweltering swel·ter·ing

"Too many builders will cut trees down unnecessarily, trying to get a few more feet of land. Our concern was instead to maintain these Live Oaks and enhance the area through keeping these trees integral to the plan," Sandman said of the five-townhome community. The challenge here was to incorporate the Oaks into the design of the new homes, while keeping the integrity of the Museum District addresses.

 and Steve White serve as architects for the project. Carlin, White and Sandman are all partners in both CitiPlex and Carlin/White Associates. The architects were concerned with creating Stanford Oaks as a sustainable or green development, meaning the design and function of the homes impart less impact on the environment through material selection, construction method and energy efficiency. The townhomes are designed wider than most currently on the market, with a focus on natural light.
