Chicken delight's Hollywood site is facing last cluck.

Dick Carter, a veteran restaurant broker with May Realty Advisors, said that even without the legal problems, Chicken Delight might not have had a chance. As a fast-food option, chicken doesn't fare as well in California as burgers, he said.

Chicken Delight's Hollywood location was bought last year by David Gajda and Jose Malagon, developers who own the sites of the Hollywood clubs Ivar and Cinespace, for about $1.5 million. Gajda said he thinks he can attract tenants who will pay $2.50 to $3.50 per square foot for rent.

"We would have loved for her to figure it out, upgrade her property and stay there," he said.
