Chenonceau Land.


A 2.1-acre commercial site drew a purchase price of $652,000 ($7.12 per SF).

Karen Flake (90 percent) and the Flake Family Trust (10 percent) purchased the land at the southeast corner of Chenonceau Boulevard and state Highway 10.

The land previously was tied to a 1996 mortgage of $425,000 held by Little Rock's First Commercial Bank, now part of Regions Financial Corp. of Birmingham, Ala.

The seller was Coulson Properties Ltd., led by Mike Coulson. The limited partnership acquired the land in September 1996 for $425,000 ($4.62 per SF) through Pecten Associates Partnership, led by Coulson, Jimmy W. White and R.H. Gladden.

The seller was Deltic Farm & Timber Co., the predecessor of Deltic Timber Corp. Deltic acquired the property as part of a $425,000 land swap in August 1972.

Deltic traded 373 acres for 193 acres owned by W.W. Staples and R.J. O'Connell, trustees; T.M. Brown, Josephine Graham, Gladys Staples and Gladys O'Connell.
