Three more leases involving 55,000 square feet of space have been signed at 622 Third Avenue, leaving the 39-story former Empire Blue Gross/Blue Shield building virtually 100% leased. Only 5,200 square feet on the 33rd floor is still available, according to developer/owner Charles S. Cohen cohen

The latest leases complete a remarkable repositioning of the million square foot tower now known as McMann Erickson World Group Headquarters at Grand Central Plaza Grand Central Plaza consists of two buildings for offices. It is located in Sha Tin, Hong Kong. It is built by Sun Hung Kai Properties Ltd. It is part of New Town Plaza, mainly selling furnitures on Floors 1 and 2, and IKEA on Floors 3 and 5 which includes a restaurant serving . Just last year, the building was completely empty after Empire Blue Cross/Blue Shield moved out.

In the largest of the three leases reported by Mr. Cohen, HypoVereinsbank, one of Germany's largest financial institutions, has taken both the 29th and 30th floors comprising approximately 35,500 square feet. The bank, which was represented in the 15-year transaction by Mark Raveslott of Insignia/ESG, will use the space for its New York headquarters.

In another long-term transaction, NTT America, Inc., the telecommunications giant whose parent is Nippon Telegraph and Telephone Nippon Telegraph and Telephone Corporation (日本電信電話株式会社  , leased 10,000 square feet of expansion space on the 33rd floor. George Braun, of Braun Associates, was the broker who represented NTT.

Finally, Sterling National Bank has leased approximately 9,500 square feet of ground floor and mezzanine space for a branch office in the building.

Greg Sandler of Cohen Brothers Realty Corp. represented the landlord in all of the leasing transactions.
