LLC - Logical Link Control
 has completed the sale of 445 West 45th Street to a charity benefiting under-privileged children. The foundation asked to remain nameless at the present time.

The building is a four-story elevator elevator, in machinery
elevator, in machinery, device for transporting people or goods from one level to another. The term is applied to the enclosed structures as well as the open platforms used to provide vertical transportation in buildings, large ships,
 office building. Although it has a commercial C.O.O., it lies in an R8 Zone. The R8 Zone typically has an FAR of 6.02; however, since the property is in the special Clinton District, no air rights are available.

A condition to the sale was that the building be delivered vacant. Steven Hornstock, a senior partner at ABS Partners Real Estate, LLC, handled the negotiating and relocating of the commercial tenants. The building sold for $4,025,000, which is a little over $400 psf.

Lily lily, common name for the Liliaceae, a plant family numbering several thousand species of as many as 300 genera, widely distributed over the earth and particularly abundant in warm temperate and tropical regions.  Wong of Halstead represented the purchaser. The ABS Partners Real Estate, LLC team which repped the seller included Steven Hornstock, Earle Altman and Randy Modell.
