Carlton crunches the numbers for Swig's Broad Street recap.

Carlton Advisory Services' Chairman Howard L. Michaels announced that Carlton has arranged a joint venture equity recapitalization, on behalf of SwigEquities, for 90 Broad Street, a prime 400,000 s/f office building, superbly located on a full block site in the heart of Manhattan's historic Financial District.

Carlton, which generated a multitude of competitive institutional equity term sheets for this transaction, ultimately settled on one of the largest institutional investors in the country due to its favorable financial structure and ability to execute in a timely manner.

The transaction provides the investor with the opportunity to invest alongside one of Downtown's most successful developers in an irreplaceably located, core asset, with an in-place roster of credit and credit-quality tenants under long term leases.

90 Broad Street is a 25 story, first class office building centrally located on a full block-front site across the street from the headquarters of Goldman Sachs The Goldman Sachs Group, Inc., or simply Goldman Sachs (NYSE: GS) is one of the world's largest global investment banks. SwigEquities has begun to implement a comprehensive business plan for the property that should allow it to create substantial unrealized value. While the building's in-place leases continue to provide secure income, the vacancies, represent some of the most attractive space and offer the owners the opportunity to increase returns and capture the asset's full upside potential Upside potential
