Both fee interests possess tremendous locations and are improved by prime office buildings with a combined value in excess of $800 million.

The land underlying 909 Third Avenue is improved with a 33-story office tower built in 1968 totaling 1,321,050 gross square feet.

445 Park Avenue is improved with a 22-story Class A office building constructed in 1947 consisting of 316,364 gross square feet.
