Michaels announced that Carlton has arranged $141 million of debt financing Debt Financing When a firm raises money for working capital or capital expenditures by selling bonds, bills, or notes to individual and/or institutional investors. In return for lending the money, the individuals or institutions become creditors and receive a promise to repay on behalf of C&K Properties for the acquisition of Two Gateway Center, a Class A, trophy 850,000 s/f office tower located in downtown Newark Downtown Newark is Newark, New Jersey's major central business and cultural district. It is located at a bend in the Passaic River. Interstate 280 was built just north of Downtown. Downtown is the site of the original Puritan settlement of Newark. , New Jersey. The financing consisted of approximately $141 million of first mortgage acquisition financing, which Carlton arranged with a major finance company at an extremely competitive spread. Carlton negotiated a very inexpensive 12-month forward rate lock agreement, which was subsequently funded by the lender. The property, which is 100% occupied to credit-quality tenants under long-term leases, is one of the premier buildings in the downtown Newark area. Prudential Insurance Company is the anchor tenant. The Gateway office complex was first developed in the 1970s, and today consists of four inter-connected office buildings totaling over 2 million square feet of Class A office space, as well as 80,000 square feet of retail space and a 253-room Hilton hotel.
