Capstone's 14 Wall pre-builts attract another new tenant.The law firm Gibson Behman has leased a 6,791 s/f office at 14 Wall Street, adding another to a string of deals in the pyramid toped tower in Lower Manhattan Lower Manhattan is the southernmost part of the island of Manhattan, the main island and center of business and government of the City of New York. The deal was done for one of the building's few remaining pre-built offices, a collection of spaces on a handful of the building's floors that had been outfitted with office installations so that they are ready for occupancy. Such units have seen heightened levels of activity compared to the rest of the market, brokers report, because with negotiating leverage tipped so heavily in favor of tenants amid the slow market, few have been willing to go through the hassle or expense of constructing their own office. The building also offers concierge services, a bike rack for tenants, prints a monthly tenant newsletter and has started a tenant appreciation program that awards tenants with, among other things, free memberships to Equinox equinox (ē`kwĭnŏks), either of two points on the celestial sphere where the ecliptic and the celestial equator intersect. The vernal equinox, also known as "the first point of Aries," is the point at which the sun appears to cross the gym, which has a location in the building's ground floor retail space. The quality of the spaces, along with a package of amenities and services, has continued to draw tenants even during a market wide lull in activity. In fact, there are so few openings left, the deal with Gibson Behman will require Capstone, which had its offices in the space, to relocate within the building. The firm converted the 37-story building's third, fourth, fifth and sixth floors, which are 36,000 s/f apiece, into between six and seven pre-built units per floor. Many of the spaces come with receptionist areas and conference rooms that Capstone outfitted with new flat panel televisions. Of the 30 pre-built units spread among the floors, Gerla said that only three now remain available, about 13,000 s/f of space. Recent deals in include leases with the securities regulation company FINRA FINRA Financial Industry Regulatory Authority (formerly Securities Industry Regulatory Authority) and the medical insurance group, MCIC MCIC Macedonian Cultural and Information Centre (UK) MCIC Missing Children Investigation Center MCIC Managed Care Information Center MCIC Manitoba Crop Insurance Corporation MCIC Macedonian Center for International Cooperation Vermont.
