Capmark(TM) Delivers Debt and Equity Financing for Acquisition of Washington D.C. Urban Mall and Office Building.

WASHINGTON -- Capmark Finance Inc. (Capmark Finance) has provided $70,400,000 in floating-rate mortgage financing for the acquisition of The Shops at Georgetown Park, a four-story, urban mall in Washington, D.C. and Canal House, an adjacent 34,415 square-foot office building. The $84,000,000 acquisition was made by Georgetown Park Partners LLC, a joint venture sponsored by Washington D.C.-based Western Development Co. The debt financing was supplemented with equity capital contributed to the joint venture by a client managed by Capmark Investments LP.

The Shops at Georgetown is the anchor of Georgetown's retail district. Major tenants of the 244,072 square-foot mall include Ann Taylor, Anthropologie, Express, H&M Intermix, J. Crew, Sharper Image, Sisley's, Talbot's and Victoria's Secret.

Canal House is 100 percent leased to Hellmuth, Obata, & Kassabaum, Inc., a firm world-renowned for their design and project delivery services.

Senior Vice President Richard Bopp and Vice President Fabrice Vasques of the Capmark Finance Washington D.C. office originated the transaction. According to Bopp, "The redevelopment plan for the mall required flexible financing with no prepayment penalty."

Herb Miller of Western Development said, "We have plans to expand the mall with an upscale retail tenant. Having an equity capital partner will help us realize the full potential of The Shops at Georgetown Park."

Western Development developed Market Square and Potomac Mills as well as other major retail projects across the nation for more than 20 million square feet of development in its 40-year history.
