good work done by the homeowner would not be acceptable if it was done by a professional contractor and also may not be acceptable to the next person in line to buy your home.

The majority of people think that construction projects are simple. What they don't realize is that each part of a house is there for a reason. Moving a wall requires moving heating vents and wiring and plumbing and may affect the structural integrity of a house. These are things that need to be determined by a professional, one who can articulate all of the steps involved, and the more complex the project the greater the price. A point that should be remembered when interviewing contractors; if it seems like too good of a deal then it probably is and it's harder to negotiate price when your house is torn apart.

Key Themes:

1. Don't think that anything you do to your home increases the value. It needs to be done so that anyone who may buy your home after you also thinks that it increases the value.

2. Make sure that whatever improvements you undertake, whether you do them yourself or have a contractor do them that they are up to code. Including proper mold removal. If it's not up to code you won't be able to sell it as an improvement and once again it may actually lessen less·en

 the value of your home.

3. Make a plan. Before you start, determine everything you're going to need and how long each step will take and what's involved. Home Improvement projects are like a cross country road trip. The first few hours are always fun but then you get to a point where you can't turn around and you realize just how long the journey is going to be. Starting a project yourself and having a professional come into finish it is usually twice as expensive and takes twice as long to complete.
