 has signed an early renewal for nearly 143,000 SF of office space at 205 W 39th Street, a 17-story office building in Times Square South, where the clothing designer has been headquartered since 1978.

, Steven Bauer and Mitchell Konsker represented Calvin Klein in the lease. The ownership, 205 West 39th Street Corp., was represented by CB Richard Ellis CB Richard Ellis Group, Inc. NYSE: CBG is a multinational real estate corporation currently based in Los Angeles, California, U.S.A.. On December 20, 2006, the corporation, also known as CBRE, completed acquisition of Trammell Crow Co. in a transaction valued at $2. .

 Mr. Astrachan, the lease renewal comprises all of the company's space in the building, including office and showroom on the ground floor and lower level, as well as floors two-through-four and eight-through-twelve.

"Calvin Klein built its dominant brand from these offices," said Mr. Astrachan. "What we needed to provide was future flexibility with minimal disruption disruption /dis·rup·tion/ (dis-rup´shun) a morphologic defect resulting from the extrinsic breakdown of, or interference with, a developmental process.  and expense to the business. This was all achieved in this transaction."

Mr. Konsker said the most significant aspect of the renewal was that Calvin Klein was making a major, long-term commitment to the Fashion District.

Calvin Klein, now wholly owned by Phillips-Van Heusen Corp., signed a 15-year renewal term. Phillips-Van Heusen was represented in-house by Mike Shaffer, senior vice president of Retail Operations, and Evan H. Wasserman, real estate counsel.

Built in 1922, 205 West 39th Street is a 257,000 SF office tower located between Seventh and Eighth Avenues in Times Square Souths.
