Calmark Holding Co., the financially troubled West Los Angeles-based real estate developer, has been bought out of the partnership that has proposed the Pacific Basin Plaza hotel and office project in downtown Los Angeles Downtown Los Angeles is the central business district of Los Angeles, California, located close to the geographic center of the metropolitan area.  Hospitality L.P., a partnership that previously owned a 25 percent stake in the hotel project, has purchased Calmark's 50 percent share, Victor Lee, managing director of SCD Hospitality L.P. said last week, when reached by telephone in West Palm Beach.

"We are still looking forward to getting CRA See Community Reinvestment Act.  [Community Redevelopment Agency] approval for the Pacific Basin project," said Lee last week. "We have taken over Calmark's 50 percent share in the partnership."

The $400 million Pacific Basin Plaza -- which, if built, would include a 1,781-room hotel, the largest in Southern California Southern California, also colloquially known as SoCal, is the southern portion of the U.S. state of California. Centered on the cities of Los Angeles and San Diego, Southern California is home to nearly 24 million people and is the nation's second most populated region,  -- is considered key to the success of the $390 million expansion of the city Convention Center, which lies across Figueroa Street from Pacific Basin.

Conventioneers like to be able to walk to and from hotels, numerous studies have shown, but the Convention Center lacks any such major hotels.

Uri Sheinbaum, chairman of Calmark Holding, could not be reached for comment last week. Sheinbaum's publicist last week insisted that Calmark was still a partner in the project.

Calmark has been plagued by financial difficulties, and on Sept. 15 defaulted on bond payments on $100 million of outstanding high yield bonds issued by a subsidiary, Northview Corp.

The bonds were underwritten by the Beverly Hills offices of Drexel Burnham Lambert Drexel Burnham Lambert was a major Wall Street investment banking firm, which first rose to prominence and then was driven into bankruptcy in the 1980s by its involvement in illegal activities in the junk bond market, driven by Drexel employee Michael Milken. .

In November of last year Calmark raised the possibility of giving a portion of the hotel project to bondholders, in exchange for leniency le·ni·en·cy
