Cadbury completes 135,000 s/f Westchester lease.


In one of the most significant and long-anticipated lease transactions for Westchester County, Cushman & Wakefield announced that Cadbury Schweppes Cadbury Schweppes plc is a confectionery and beverage company with its headquarters in Berkeley Square, London, England, UK. Cadbury Schweppes is currently the only major international confectionery manufacturer to produce Fairtrade or organic products, which it sells through its  plc has signed a 10-year lease to occupy about 135,000 square feet at 900 King Street in Rye Brook. The company is targeting an April 1, 2004 move in date.

Cadbury Schweppes will combine two of its American beverage subsidiaries, Snapple Beverage Corp., which is located at 709 Westchester Ave. in White Plains, and Mott's LLP LLP - Lower Layer Protocol ., currently located at Six High Ridge Park in Stamford, CT., into 900 King Street.

Approximately 400 employees will work at the 900 King Street location. Westchester County will retain approximately 200 workers from Snapple, while the Motts division will relocate the balance of employees from Stamford. Snapple and Mott's will occupy the entire second floor of 900 King St, along with 37,000 square feet of space on the first floor.

, senior director, of Cushman & Wakefield led the Cadbury Schweppes leasing team that included Paul Kauffman, executive director, Steve Baker Steve Baker (born September 8, 1978 in Pontefract, West Yorkshire) is an English professional footballer who is a defender and currently plays for Gateshead.

Baker has played for a number of clubs including Middlesbrough, Huddersfield Town, Darlington, Hartlepool and
, senior director, and Maureen O'Boyle, senior director, as well as Dennis Irvin and Jim Southard of Cushman & Wakefield's Transaction Consulting Group. The team conducted an extensive nine-month search for the best-suited location.

"The relocation to 900 King Street allowed Cadbury Schweppes to meet its operational objectives in the consolidation of the Motts and Snapple headquarters," said Mr. Foley. "900 King Street is also well located for the commutation of both Snapple and Mott's employees."

The 900 King Street facility, which formerly housed IBM (International Business Machines Corporation, Armonk, NY, www.ibm.com) The world's largest computer company. IBM's product lines include the S/390 mainframes (zSeries), AS/400 midrange business systems (iSeries), RS/6000 workstations and servers (pSeries), Intel-based servers (xSeries) , has been vacant since 1991. The 207,000 square foot building is situated in close proximity to the New York/ Connecticut states border. O'Callaghan continued, "Cadbury Schweppes was impressed with 900 King Street's tremendous location and first class amenity package. We will aggressively market these impressive benefits to another firm or firms to lease the remaining 66,000 square feet of office space available."
