CUNY signs 15-year lease for 45,000 s/f at 25 Broadway.


The City College of New York's Center for Worker Education signed a 15-year lease last week for the entire seventh floor at 25 Broadway Broadway, famous thoroughfare in New York City. It extends from Bowling Green near the foot of Manhattan island N to 262d St. in the Bronx. Throughout its length Broadway is chiefly a commercial street. , a space totaling approximately 45,000 s/f.

. At 25 Broadway, as part of its lease, it will have the option to as much as double its space.

Zarba indicated that the center's space search had taken nearly two years, a lengthy timeframe but one that was not unusual for a city institution. Such organizations typically require numerous time consuming internal approvals at progressive stages of the transaction. Adding to the timeframe was the school's need for space that can accommodate the construction of an auditorium auditorium

 in which it will be able hold larger classes and lectures.

"This building wound up being a great fit," Zarba said. "It could accommodate their size requirements and also allow them to build an auditorium and on top of that it has flexible hours that will allow for a lot of night traffic."

Most of those enrolled at the center take classes there in the evening after work, meaning that 25 Broadway will experience increased traffic at normally quieter hours.

The deal's long time frame didn't stop Zarba and the CBRE team from locking in rents months ago when they were cheaper than today. The center secured rates in the low $30s per s/f. Zarba estimates that they have since risen into the mid $30 psf.

The center is currently building out its space, which will consist of both administrative offices and classrooms. It plans to move in by the third quarter.
