CONEJO VALLEY HOMES SALES DIP, BUT PRICES SURGE.

Avocados, citrus, vegetables, strawberries, and nursery products are grown.  - Homes sales in the Conejo Valley The Conejo Valley is a region spanning both Southeastern Ventura County and Northwest Los Angeles County in Southern California, United States. It was discovered in 1542 by Spanish explorer Juan Rodriguez Cabrillo, and eventually became part of the Rancho El Conejo land grant by  dipped from a year ago as prices remain strong, a real estate organization reported Tuesday.

Pat Evans, past president of the association, said the trends for August reflect a range of market factors - from high interest rates to a shortage of available homes.

Still, she said the August report showed a better market than in July.

The median price for a two-bedroom, single-family homes was $286,760, compared with $195,000 in 1999. The median price for three bedrooms was $311,360, compared with $293,270 a year ago. For four or more bedrooms, the median was $440,320, compared with $398,110 in 1999.

The median price is the point where half of the units sold for more, and half for less.

Prices - high for much of the summer - continued to be strong.

Evans said the median price seemed high, but most likely reflected the number of high-priced homes being sold.

``This year we've seen a lot of high-end sales and that seems to bring that price up,'' she said. ``Those really skew (1) The misalignment of a document or punch card in the feed tray or hopper that prohibits it from being scanned or read properly.
