CITY RANCH WORK SET TO GET GOING LATE THIS SUMMER.

Byline: Charles F. Bostwick Staff Writer

PALMDALE - The Newhall Land and Farming Company The Newhall Land and Farming Company is a land management company based in Valencia, California, United States. The company is responsible for the master community planning of Valencia, as well as the management of farm land elsewhere in the state.  will begin construction of streets, sewers, water lines and other infrastructure probably late this summer on the massive City Ranch master plan development.

Newhall Land is making refinements to the master plan for the 1,900-acre project, in which the company acquired a controlling interest controlling interest

from home builder Kaufman and Broad.

``The process always takes longer than what we would like it to,'' spokeswoman Marlee Lauffer said.

Approved in 1993 after much debate on the development's impact on roads and city finances, City Ranch will cover what has been mostly farm and cattle land in the Ana Verde Valley The Verde Valley is a valley in central Arizona in the United States of America. The Verde River runs through it. It is overlooked by Mingus Mountain and the Mogollon Rim. History

, south of Elizabeth Lake Road and about a mile west of Tierra Subida Avenue.

City Ranch will comprise approximately 5,000 homes, neighborhood shopping centers shopping center, a concentration of retail, service, and entertainment enterprises designed to serve the surrounding region. The modern shopping center differs from its antecedents—bazaars and marketplaces—in that the shops are usually amalgamated into , schools, a lake, parks, riding and hiking trails, and a public golf course.

Newhall Land's venture does not include some parts of the City Ranch development, including a 200-home subdivision under construction by Kaufman and Broad adjacent to Elizabeth Lake Road near 25th Street West.

Newhall Land's portion will include approximately 4,200 single-family homes, 300 apartment units and 260,000 square feet of store space.

Lauffer described the modifications being done to the master plan as relatively minor, such as shifting the open-space boundaries. Extensive changes could require another public hearing before the Palmdale Planning Commission Noun 1. planning commission - a commission delegated to propose plans for future activities and developments

 or the City Council.

Newhall Land will do all development work down to the grading of the lots, then sell to individual builders, including Kaufman and Broad. That is the same practice it followed in building Valencia.

While the project has been held up for years by the slow home market, the timing now appears to be perfect, coming when home prices are rising around the Antelope Valley This article is about the Los Angeles County region.
