The report mentions 27 conversions of office buildings into residential properties and seven new structures under construction, adding substantially to the 6,232 units that downtown now offers. Between current work and permitted development, the area will see an additional 4,860 units, with still another 3,600 planned.

The renewed interest has sent prices soaring. Grubb & Ellis recently sold a 5,000-square-foot industrial building for more than $300 per square foot, up from $70 per square foot a few years ago.
