CITY AGENCY BANKING ON PROJECT ROSTER REDEVELOPMENT PANEL SEES $28 MILLION OVER NEXT 2 YEARS.

GLENDALE Glendale.

About $18 million would help prepare downtown Glendale for the Americana retail and entertainment complex - including acquiring property, relocating tenants and developing a park.

``We have planted a lot of seeds, and they are starting to grow,'' said Phil Lanzafame, assistant director of development services. ``We're achieving the goals we set out to do - eliminating blight blight, general term for any sudden and severe plant disease or for the agent that causes it. The term is now applied chiefly to diseases caused by bacteria (e.g., bean blights and fire blight of fruit trees), viruses (e.g., soybean bud blight), fungi (e.g. , creating jobs and becoming a catalyst for private investment.''

About $4 million of the agency budget would fund improvements in the San Fernando Road area, including streetscape street·scape

Last year, the department sought $23.4 million in funding - $15 million of which was for the downtown Town Center - now known as Americana at Brand, bound by Central Avenue, Brand Boulevard and Colorado Street, said Jeanne Armstrong, director of Development Services.

 project budgets will drop because there aren't any new major projects coming online once we finish acquisition and the project at the Town Center site,'' Armstrong said.

Because of state budget woes, Glendale's redevelopment agency also will contribute $4 million over the next two years to the state.

``That's certainly a significant amount of money that would otherwise have been spent in Glendale,'' Lanzafame said. ``There's not a lot left to do new projects.''

Tax increments or property tax increases generated from real estate properties in the project areas fund the redevelopment budget - a separate account that is not part of the city's general fund.

Mayor Bob Yousefian said the agency's tight financial outlook makes building the Americana at Brand project more critical,

``This is why it's important to get the Town Center online because it gives us $2 million a year in revenues to let us do more projects in the area,'' he said.

The redevelopment agency is scheduled to discuss the budget on June 1, and final approval is scheduled for June 29.
