CIG International Announces Closing of Second Mezzanine Loan with RL Homes.

 closed its second mezzanine loan A mezzanine loan is a relatively large loan, typically unsecured (ie., not backed by a pledging of assets) or with a deeply subordinated security structure (e.g., third lien on the property but non-recourse vis-a-vis the borrower).  with RL Homes in south Miami-Dade county. CIG provided $3,484,000 on a $38 million project. The loan will be used to assemble 4 parcels of land on SW 212th Street for the Bonita Bonita (Spanish and Portuguese for "beautiful") is the name of:
  • Bonita Magazine, an international men's magazine
  • Bonita, California
  • Bonita, Louisiana
 Grand Estates South project. RL will develop the site and build 95 single-family homes on 1/2 acre to 1-acre lots. The homes will be priced from $369,900 to $449,900 pre-construction. Nine of the homes have already been sold. This will be a follow up to RL Homes' Bonita Grand Estates North project where they have sold 130 out of 144 homes in less than 1 year.

According to Therese Taylor, who closed the loan for CIG's Florida office, "it's just phenomenal what is happening down there. Builders are selling out projects before they can even get models started. Supply is low but demand has remained near all-time highs, which makes us eager to do more deals in South Florida."
