CBRE team markets Shelton Tech. sites.

The Shelton Technology Center, in the Shelton Corporate Park on Constitution Boulevard in Shelton, Conn., was the site of an unusual broker open house last week, co-hosted by Cuminotto, Inc., GB Richard Ellis and Al Secondino & Son. CB Richard Ellis's First Vice President Sean Cahill, a specialist in corporate real estate services, said "In my 14 years in the real estate industry, I don't recall a similar event that generated more excitement than this one."

Regional commercial real estate professionals and local officials were treated to a morning helicopter ride, and many viewed Shelton's new corporate park and the surrounding scenic countryside from 2,500 feet up. A new five-passenger Bell Jet Ranger helicopter was chartered for the occasion from JBI, Inc., of New Hampshire by developer Vince Cuminotto and builder Al Secondino. The clear skies and light wind conditions were favorable, and so most of the three dozen attendees, including Shelton Chief of Police Robert Voccola, Meg Francis from the State Office of Economic and Community Development and a number of specialists in brokerage services, opted to get an eagle's eye view of the Housatonic River and Shelton's emerging corporate properties on the river's western overlook.

Cuminotto made a brief presentation at the gathering, and thanked the various groups of professionals represented for their unusually high level of cooperation. GB Richard Ellis's Team East II--Cahill and his associates Sean McDonnell and Michael Dillon -- are the listing brokers for the available space in the Shelton Technology Center (STC), which now has more than 113,000 SF in three buildings. Team East II will also be seeking tenants for the remaining 40 acres of buildable land in the corporate park. And while one group of attendees was aloft, Mayor Lauretti and Rick Schultz of the Planning & Zoning Commission discussed with Cuminotto a vision of the future of the City of Shelton, which will include solid employment opportunities as a result of this relatively low impact project.

Immediately available for lease is 24,324 SF (in 4,000 or 8,000 SF sections) of space in Cuminotto's new building at 70 Shelton Technology Center, which will be ready for Fall occupancy. Also available as a short-term sub-lease is 20,000 SF of space in the building under construction at 50 Shelton Technology Center, which has been leased by Radiall, Inc., through the marketing efforts of CB Richard Ellis and the tenant's broker, Colonial Realty. CBRE also represented Firing Circuits, Inc., who recently leased the 42,112 SF building at 30 Shelton Technology Center

An additional 100,000 to 250,000 SF of new space can be built to suit at 100 and 200 Shelton Technology Center. Cuminotto presented a possible site design that features two flex buildings on that 26-acre site.
