CBRE closes sale of 200,000 s/f office building.


On behalf of the seller, Ficon Technology, Inc., a subsidiary of Conexant Systems, Inc., CB Richard Ellis CB Richard Ellis Group, Inc. ) announced it has sold a 205,000 s/f office building located at 90 Matawan Road in Old Bridge, New Jersey to Normandy Real Estate Partners, LLC (Logical Link Control) See "LANs" under data link protocol.

Prior to putting the building on the market for sale, CBRE, acting as exclusive agent for the seller, completed a lease with Health Net, Inc. for the entire 42,432 s/f fifth floor, which will be used as a healthcare office.

Health Net will occupy the space starting in January of 2005. CBRE's Geoffrey L. Schubert, senior vice president, was the lead broker in both the lease and sale of this property.

As the agency representative on the building, CB Richard Ellis worked with the procuring broker, Cushman & Wakefield, to complete the long-term Health Net lease transaction.

90 Matawan Road, also known as Metro Park South, Phase II, is a 205,000 s/f facility with 160,000 s/f immediately available for lease. The building is located at a four-way interchange of the Garden State Parkway The Garden State Parkway is a 172.4-mile (277-km) limited-access toll parkway that stretches the length of New Jersey from the New York state line at Montvale, New Jersey, to Cape May at the southern tip of the state. Its name refers to the state nickname, the "Garden State".  at Exit 120 in Old Bridge, NJ, adjacent to a NJ Transit commuter station and Park and Ride. The building affords beautiful views of Raritan Bay and has state-of-the art mechanical systems.
