CBRE arranges $22m sale of LI site.


Fetching one of the highest prices per acre for unimproved land in Nassau County, CB Richard Ellis CB Richard Ellis Group, Inc. NYSE: CBG is a multinational real estate corporation currently based in Los Angeles, California, U.S.A.. On December 20, 2006, the corporation, also known as CBRE, completed acquisition of Trammell Crow Co. in a transaction valued at $2.  of Long Island arranged the $22 million sale of an 8.9-acre parcel that is zoned for a Continuing Care Retirement Community (CCRC Noun 1. CCRC - an agency in the Department of Defense that is a national center for research on all aspects of injury control and casualty care

). The site is located in one of Long Island's most prominent submarkets on Fairway Drive and West Shore Road in affluent Port Washington, NY.

. The buyer, Amsterdam House CCRC, LLC was self represented.

According to Mr. Gibson, "The Port Washington parcel is one of the most significant development sites with Continuing Care Retirement Community zoning in the entire nation."

Mr. Fitzsimons added, "This unique development site, located in Port Washington, within the Township of North Hempstead, is one of the most affluent communities in the New York metropolitan area New York–Northern New Jersey–Long Island is the most populous metropolitan area in the United States and the third most populous in the world, after Tokyo and Mexico City. . The $2.47 million per acre paid for the site is indicative of the allure of such a prominent piece of land in one of the country's most desirable locations." The previous developer had proposed a facility with 324 Independent Living and 76 Assisted Living/ Skilled Nursing Units. The site, just 35 minutes from Manhattan via the Long Island Railroad, is surrounded by two golf courses, a 200-acre park and views of Hempstead Harbor.
