CBRE's investment brokers succeed with team spirit.

Whether we're talking about a Formula One race team, an NBA championship squad or a group of real estate investment sales brokers, they all have one thing in common when it comes to success: teamwork.

Teamwork is the most vital ingredient in the success of CB Richard Ellis' New York tri-state investment sales team. Under the leadership of Jeffrey R. Dunne the group has become a powerhouse in the investment sales industry. In 2003 alone, the team was responsible for more than $1.1 billion in transactions, ranging from multi-family and office to retail and industrial.

The group's client roster reads like a "who's who" in the corporate, investment and development arenas. Major clients like Hines, Morgan Stanley and SSR Realty Advisors, among others, have called upon the services of CBRE to help meet their real estate requirements. A sampling of recent deals demonstrates how CBRE's extensive industry contacts and state-of-the-art technology resources have benefited a number of its clients.

For more than five years, the tri-state investment sales team has worked closely with developer Louis R. Cappelli in the acquisition/disposition of a number of properties.

($38 million); Hillcroft Apartments in Danbury, Conn. ($25.5 million) and Mr. Kemble Corporate Center in Morristown, N.J. ($38.8 million).

The team also has a number of attractive investment opportunities currently on the market, including Continental Plaza, a 637,468 s/f office park in Hackensack, N.J.; 760-800

Westchester Ave., a 615,000 s/f corporate complex in Rye Brook, N.Y. and 55 Railroad Ave., a 131,634 s/f building in Greenwich, Conn.

The tri-state investment team consists of nine individuals, who all possess a combination of talent, experience and willingness to work hard.

Chief among them is Mr. Dunne, who over the past 21 years has become a key figure in the real estate investment industry. Working as an advisor and transactional agent, he focuses on metropolitan New York area and second-tier cities in the eastern United States.

Another senior executive on the team is James Tully, who has worked with Mr. Dunne for more than 10 years. Mr. Tully's primary focus is on the procurement and execution of the team's ever growing multi-housing business.

Since joining CB Richard Ellis, Mr. Tully has participated in the disposition of office, retail, industrial and multi-family properties valued at more than $3.5 billion.

Steven Bardsley, a first vice president, has more than 19 years of experience in property disposition, acquisition, development and asset management. Mr. Bardsley plays an active role in the sale of single tenant facilities and is a primary resource for the structuring and implementation of sale-leasebacks and net lease transactions.

The latest addition to the tri-state executive team is vice president Jeffrey J. Oram, who joined the group in June of this year from CB Richard Ellis' global corporate services.

Based in the company's Saddle Brook, N.J. office, Mr. Oram is currently working closely with Mr. Dunne to expand the team's investment sales business throughout the New Jersey market.

While these executives have forged a remarkable reputation for their accomplishments, they also fully acknowledge the importance the associates and support staff play in making every transaction a successful one. Associates Rikki Borge, Ryan Bassett and the most recent addition, Wesley Lippman, collaborate with marketing coordinator Joanna Reilly and administrative assistant Julianne Brown in compiling detailed market analysis reports, marketing materials and other collaterals that are essential to the team's success.

Mr. Bassett is also working closely with Mr. Dunne in arranging nearly $1 billion in retail sales transactions that will be completed by year-end 2004.
