C&W leases over 428,000 sq. ft.

Cushman & Wakefield of New Jersey has completed eleven separate transactions, including a significant sale, totalling over 428,000 square feet of space across the Garden State, announced Donald P. Eisen, managing director and branch manager of C&W of New Jersey.

In the sale, Harmon Stores purchased the 140,000 square foot building at 20 Sand Park Road in Cedar Grove, New Jersey. Moving from Fairfield, the personal products and cosmetics retailer chose the Cedar Grove location due to its proximity to its existing facility. The C&W brokerage team of Ben Katz, Lori Zuck and Mitchell Katz negotiated the transaction.

In the largest lease, North American Van Lines of Fort Wayne, Indiana signed a five year lease of 116,000 square feet of space at Summit Associates' 75 Newfield Avenue. The company plans to use the space for its electronics exhibits division. Ben Katz and David Knee, the C&W brokers who negotiated the lease on behalf of the tenant, said the centralized location within the tri-state area was a primary reason for selecting 75 Newfield Avenue in Raritan Center.

In South Hackensack, Keneth Too, Inc. signed a lease at 16-20 Horizon Boulevard. The sweater and knitwear manufacturer inked a short term lease for 36,000 square feet in the Bergen County building. Bonni Heller, the C&W broker who negotiated the transaction on behalf of the tenant, noted that Keneth Too plans to use their portion of the 170,000 square foot building for executive offices, distribution, warehouse space and a showroom.

Meadox Medicals also completed a significant lease, signing on for the entire 28,000 square foot, 15 Thornton Road building in Oakland, NJ. The medical and surgical implants company plans to use the space for research and manufacturing. The convenient location and need for expanded space led Meadox to lease the space in 15 Thornton Road, explained the C&W brokerage team of Mark Mandell and Fred Brunswick, who represented the owner in the negotiations.

In a separate transaction, the C&W brokerage team of Marc Rosenberg and, Robert Donnelly successfully assisted, Strachen Shipping Company in leasing 24,379 square feet at Cali Associates' International Financial Tower at 95 Christopher Columbus Drive in Jersey City. Strachen Shipping Company leased a portion of the 12th and the entire 13th floor of the building. The shipping company moved to the Cali Financial Center five years ago from the World Trade Center, and will continue to use the space as an office and sales area.

ADI, an alarm products distributor, also signed a major lease with their 15,800 square foot transaction at 80 Little Falls Road. C&W's Mark Mandell assisted the organization in their search for a new service and distribution center. Mandell explained that the location of the building is what prompted the transaction.

Mandell also assisted Alfred Karcher, Inc. in finding a new location for their North American headquarters. The prestigious corporate image of the 1600 Cottontail Lane building led to a long term lease for 35,843 square feet by the power washers company. Moving from West Paterson, NJ, the organization also noted the buildings centralized location as a secondary reason for selecting the space.

Also in Somerset, negotiations for 20,136 square feet of space in 400 Atrium Drive have been completed by C&W for Sun Microsystems, Inc. The computer systems organization extended the term of their lease on the third floor due to building amenities and access. The computer systems organization is using the area as a regional sales office. The transaction was negotiated on behalf of the tenant by C&W's Jeff Heller and Tom Glerum.

In a move from Fort Lee, NJ, West-view Industries, Inc. has signed a six year lease for 1,700 square feet in 270 Sylvan Avenue in Englewood Cliffs. The wholesale electronics equipment sales company was attracted to the building's location and image and plans to use the space for a sales office. The C&W brokerage team of Curtis Foster, Peter Hamburger, Walter Schoenberg and Brian Banaszynski handled the transaction.

In the final lease, the C&W brokerage team of Richard Baumstein, Thomas Reilly and Jonathan Meisel negotiated a long term lease renewal for Oki America, Inc. at Three University Plaza. CB Commercial represented Oki America in the eight year leasing agreement for 11,000 square feet.
