C&K Properties markets building for Internet start-ups.

C&K Properties, headed by Meir Cohen and Ben Korman, is using innovative new techniques - including a web page linked to tenants' web sites - to market their 14-story commercial building at 224 West 30th Street to Internet start-up companies.

This marks a historic shift for the building, constructed in 1925 for use by firms involved in the fur business.

The building appeals to Internet start-up firms and to Internet-dependent service providers such as accounting and law firms, especially those who value the convenience of Penn Station, one block away, Cohen said. In addition to standard techniques such as print advertising and brochures and an open house for brokers, C&K has created a web site, www.candkproperties.com. The site shows photos, floor plans and a locator map, and lists amenities such as full fiber optic wiring for high-speed Internet links and 24-hour access.

Coming soon to the web site is a tenant directory which will describe existing tenants and provide links to tenant web sites.

A firm in Hong Kong, for example, clicked onto the web site to "visit" the building before a representative made the trip to New York for a personal inspection, said C&K leasing director Aliza Motchan.

C&K also is providing space as small as 350 square feet for start-up firms, with the option to expand to larger space, up to 10,000 square feet for full floors, in the same building, so tenants do not have to change their address as they grow. Several tenants have taken advantage of the small space option, hoping to grow in the building. One of the first new tenants, in fact, recommended the building to two additional tenants. In the spirit of Internet start-ups, these small tenants are furnishing their offices from Ikea and Pottery Barn.

"This is an excellent site, well-served by mass transportation and located only one block from Penn Station and Madison square Garden. We believe there is still great growth potential in this neighborhood and throughout the New York market, and we currently are seeking additional properties," Cohen said.
