Business brisk in Fairfield as market sustains growth.

In this environment of tightening supply and increasing rents, the market was still home to nearly 1.7 million square feet of leasing activity, down only 4% from the year-earlier period.

The market is expected to continue to sustain moderate, well-paced growth. Indeed, several substantial tenants have deals pending for the third and fourth quarter of 2006.

Available supply is down 14% in the last 12 months. Average asking rents are up 6% this year over last, closing the first half of the year at $28.91 psf.

Tenants with significant space requirements drove activity in the first half of 2006, with the number of mid-sized transactions dropping. Although continued Fed rate hikes sent mixed signals to the broader financial market, the health of the Fairfield economy was demonstrated through the expansion of tenants.

In fact, expansion of local companies accounted for 47% of total activity county-wide through mid-year, compared with 17% a year ago. For example, one of the largest deals was RBS Greenwich Capital's lease for 86,000 s/f at 695 East Main Street in Stamford CBD.

Altogether, space leased in transactions over 20,000 grew over 8% from the first six months of 2005, from 37% of the county's leasing to 42% during the first half of 2006. As a result, the average transaction size increased 3% to 7,081 s/f At the same time, there were no transactions exceeding 100,000 s/f.

This, however, is likely to change as a couple of major pending transactions close in the next few months.
