J.G. Petrucci Co., Inc. is building on its reputation as a quality, responsive developer and design/builder in both the New Jersey and Pennsylvania marketplaces. The 15-year-old, full-service company has offices in Asbury, N.J., along the I-78 corridor, and in Bethlehem, Penn. To date, Petrucci completed in excess of 5 million SF of development and design/build construction projects in these markets and currently owns/manages over 2.5 million SF of office and industrial properties.

Petrucci is managed locally in New Jersey and Pennsylvania with seasoned experts in the commercial real estate field. Each office is fully staffed with acquisition, construction, leasing, management and operations professionals and both offices work closely together in sharing data, resources and services. Petrucci has been highly successful meeting the needs of a prestigious client list in New Jersey and Pennsylvania, which includes Federal Express, Allied Worldwide, Cryovac/Sealed and Midas Muffler.

The privately-held real estate is expanding in all facets of its business including build-to-suit, design/build, third-party renovations, as well as the acquisition front. Over the next 18-24 months, Petrucci has targeted approximately $100 million in new acquisitions representing nearly 2.5 million SF of office, industrial and flex space.

Petrucci is currently targeting upside opportunities where the company can create value utilizing its in-house construction and asset management capabilities. The company is seeking to acquire a myriad of property types including office and industrial properties, both vacant and leased, redevelopment opportunities and well-located land sites.

In addition to investment activities, Petrucci is actively targeting third party construction -- projects. Recently completed assignments include design/build projects for Modern Publishing and RC Fine Foods, as well as tenant installations for Lucent Technologies, ABB and American Fibertek.

Recent acquisitions closed by Petrucci in the New Jersey marketplace include Post Office Plaza, an 85,000-SF Class "A" multi-tenanted office building in Somerville, N.J. and 1441 Chestnut Ave., a 197,000-SF warehouse/distribution facility. on 19 acres in Hillside, N.J.

In the Pennsylvania marketplace, Petrucci is currently completing a 45,600 SF speculative industrial building at the Slate Belt Industrial Center in Plainfield Township in conjunction with the Green Knight Economic Development Corporation. GKEDC is a volunteer, not for profit, 501 (c)(3) organization whose purpose is the spur economic activity in Plainfield Township and the boroughs of Pen Argyl and Wind Gap.

Additionally, Petrucci has recently completed a new 91,000-SF headquarters and manufacturing facility on behalf of Flexicon Corp. at the Lehigh Valley Industrial Park VI in Bethlehem Township, Penn. This state-of-the-art building represents the first new manufacturing facility built after the recent completion of the Pennsylvania Route 33 extension. Construction was completed by Petrucci within seven months Cerminara Architect was the architect for the project.

Even though Petrucci's core markets are Central New Jersey and Eastem Pennsylvania along the Route 78 and 80 corridors, the firm has also completed projects in Texas. and Massachusetts. In all, J. G. Petrucci Co. has successfully completed projects in over 25 different municipalities in four states.

Petrucci is a resident of Flemington, N.J. He is a graduate. of Delbarton School, Morristown, N.J. and Princeton University, where he graduated magna cum laude with a degree in American history and co-captained the varsity football team. He has served two terms as chairman of the Raritan Township and Hunterdon County Planning Board.
