Brooklyn condos selling fast. (Leases).

A summer lull in selling? Tell that to the agents at residential brokerage giant Douglas Elliman, which has wasted no time in making its presence felt in Brooklyn. Scant six days after Elliman's Development Marketing Group first began marketing 32 condominiums at Bedford Court in Williamsburg on June 24, 17 of the residences were already in contract, without any advertising. Strong word of mouth, building signage and a prominent presence on the Elliman website were enough to drive the eager Williamsburg-bound buyers to the contract table.

Said Helene Luchnick, executive vice president at Douglas Elliman and the broker for Bedford Court, said: "This has to be some sort of record. This is an amazing story."

The Bedford Court condominiums located at 299 Bedford Ave. (corner of South 1st Street) in the edgy "Northside" of Williamsburg represent the most luxurious ground-up new construction condominium project in recent memory; with amenities including on-site parking, fitness center and multipurpose room and large sun deck. Most residences have balconies or terraces. One/two-bedrooms are $299,900 to $409,900, with penthouses: $509,900-$689,900.

Bedford Court's 32 residences are sited in an attractive newly-constructed five-story building on a lot formerly occupied by a vacant commercial structure. South First Street Associates of Brooklyn is the sponsor; Denali Construction Corporation is the general contractor, and Mary Brennan, senior vice president of Community Preservation Corporation (CPC) approved the construction financing. Douglas Elliman's Development Marketing Group is marketing the $15 million project.
