Brokers get first look at high-tech College Park offering.

National Business Parks has kicked off a leasing program for 400 College Road East, a technologically-sophisticated office building within College Park at Princeton Forrestal Center on Route 1, with a Brokers' Open House and gala luncheon.

In announcing the start-up of leasing for the 72,000 s/f, two-story building, National Business Parks COO, Vincent Marano detailed the building's history.

The building was, until recently, occupied by a multi-national financial information organization which undertook a $13 million renovation program that equipped the building with cutting edge communication technology and innovative interiors. Within a few years, however, they outgrew the space and were reluctantly forced to relocate.

"Suffice it to say, 400 College Road East is now available and presents an exceptional opportunity in a prime Princeton location," added Marano.

400 College Road East features an open floor plan with polished terrazzo floors, stainless steel and wood appointments and state-of-the-art lighting systems. It contains an employee cafeteria, as well as an outdoor dining patio, raised floors, backup generator a UPS system, new electrical systems and rear loading docks. The building has been built for 550 ton HVAC.

And since we are able to divide the space, it should be extremely attractive to a forward-looking company," said Marano who, along with NBP leasing executive, Tom Stange, will direct the leasing program on behalf of the owners, Lawrence Zirinsky Associates.

Doug Petrozzini and Benjamin Shapiro of Grubb & Ellis have been named as leasing agents for the building.

College Park is an award-winning corporate center containing 11 office buildings totaling 815,000 square feet of space. Within its 40-acre campus, rolling lawns and wooded areas form an attractive natural framework for sophisticated architecture where such firms as SES Americom, Panasonic, JP Morgan Chase and Bracco Research are located.

National Business Parks and its parent, Lawrence Zirinsky Associates, have approved plans to develop two new commercial complexes on sites adjacent to the existing campus.
