Broadway Begins Renaissance with Demolition of Old Safeway Site; Brix Condominiums Coming to Broadway.

SEATTLE -- Demolition of Broadway's old Safeway building on Capitol Hill began this month, making way for Brix Condominiums, Capitol Hill's newest residential mixed use retail/condominium development.

The prominent site, located at East Mercer Street and Broadway East, has been vacant since mid-2004. Brix is scheduled to be ready for move in beginning the 1st quarter of 2008.

Brix is one of the key components in Mayor Greg Nickels' recently announced Broadway revitalization plan, which combines a city investment of $345,000 to rejuvenate and improve Broadway, with more than $55 million in private investment.

"Brix was developed and designed to have a real and lasting impact on Broadway and Capitol Hill," says Suzi Morris, investment manager of Brix. "Not only does the design fit well into the streetscape, but it also allows us to provide exceptional ownership opportunities for residents who will have a long-term investment in the success of a revitalized Broadway."

Schnitzer Northwest is providing development services to S/I Broadway, an affiliated entity which owns the Brix project.

Demolition of the old Safeway building began earlier this month. Construction will officially begin in mid-September and the presentation center, located at 700 Broadway E, one block north of the construction site, will open in late September. Construction is scheduled to be completed and occupancy to occur in the 1st quarter of 2008. WG Clark will be the construction manager for the project.

Designed by award-winning architect Mithun, Brix will offer a variety of floor plans, including two-story town homes and lofts, open one-bedroom residences, and spacious one and two-bedroom homes. Townhouses and lofts will face the residential neighborhood of 10th Avenue East and interior courtyard, while modern one and two bedroom condominium homes will face west over Broadway. A lush central courtyard will join the two sides.

"Our goal with Brix is to become a catalyst for change in the midst of the Capitol Hill renaissance," says Bryon Ziegler of Williams Marketing, Brix's sales and marketing firm. "Brix is bringing hundreds of new neighbors, 7,700 square feet of retail space and a vibrant feel to the streets of Broadway."

Brix will feature modern interiors by Al Bragalone of MNID Interior Design, complete with custom cabinetry, stainless steel Bosch and Fisher Paykel appliances and upscale lighting and plumbing fixtures. Built-in entertainment centers and kitchens with floating islands are also available.

Residents will be able to enjoy extra amenities including a central landscaped courtyard, a spacious rooftop deck and lively retail on the first level. Garage parking and additional storage are standard with every home.

Brix includes 141 homes that are expected to range in price from the high $200,000s to the $800,000s, with many homes available under $400,000.
