Broadleaf Capital Launches ``Storage Suites America'' National Self-Storage Venture.

Broadleaf Capital Partners, Inc. (OTCBB: BDLF) today announced that the formation of Storage Suites America ("SSA"), has been completed. Broadleaf's Board of Directors and Investment Committee have unanimously approved the immediate implementation of the SSA business plan, along with its "Storage Suites America" national branding strategy.

Storage Suites America, as a subsidiary of the Company, intends to acquire, develop, own and operate self-storage facilities under a pre-identified regional clustering and branding strategy, initially establishing the Storage Suites America brand in several key U.S. markets.

Robert Braner, Interim President of Broadleaf Capital, stated, "We believe the self-storage industry provides a dynamic and unique growth opportunity. Nationwide, a total of some 34,000 facilities represent over 9 million square feet of rentable space, and the top 50 operators only hold a 15.71% market share.

"To immediately implement this roll-up and long-term equity investing strategy, a substantial number of pre-existing second-generation self-storage facilities have been identified for acquisition. These facilities `meet or beat' our standards for trailing operating numbers, NOI, asset quality, market dynamics and neatly fall within the parameters of our regional clustering and national branding strategy.

"Negotiations are underway with offers submitted on several of the properties. These properties have a pro-forma market value in excess of $25 million, and represent approximately a 5,500-unit count, and net rentable space of 700,000 square feet on some 45 acres of land.

"Although most of the properties have assumable financing, we intend to reposition under a comprehensive financing plan, involving the structuring of several limited partnerships as acquisition vehicles, along with the formation of umbrella real estate trusts. Our previously announced JV agreement with Covenant Development is intended to support our clustering fill-in strategy with development of new facilities."

The Self-Storage industry thrives on the natural transitions in people's lives. Such transitions often result in new living situations characterized, especially in this age of increasing rents and smaller living quarters, by a lack of secure space to store belongings. With millions of customers coming from every walk of life, this large, nationwide base of clients can be divided into four categories of tenant mix: residential (75.7%), commercial (19.2%), students (3.0%), and military (2.1%). Key demographic groups for self-storage include young adults and seniors. Young adults use the facilities because they are more mobile and have not yet settled into a home. Seniors rent units to consolidate their belonging when moving from larger houses to smaller dwellings. Apartment renters, mobile home owners and military personnel are also prime customer bases with their various needs for additional space.

While U.S. population growth over the last ten years has remained somewhat stagnant, a close look at individual regions reveals enormous opportunity due to the high rate of interstate migration. On a national basis, rental rates were up 6.41% for the twelve month period ending in April 2001, the highest rate increase in five years, and for 2001, facility owners reported a national occupancy level of more than 86%, up several percent from the previous year. A nationally branded self-storage strategy presents the opportunity to retain these customers by assisting them in identifying another storage unit at their new destination prior to their move.
