Keith Braddish, a senior director in L.J. Melody & Company's New York City office, opened the year on a hot steak, arranging more than $67 million in financings in the first quarter of 2005 for office and retail properties nationwide.

Permanent acquisition financing in the amount of $25 million was arranged for Preferred Exchange Tower, located at 3111 North University Drive in Coral Springs, Fla., in a tenant-in-common deal arranged on behalf of Cabot 1031. Citigroup Capital Markets provided the funding on behalf of Cabot 1031. The 10-story class A office building offers 203,159 s/f of space and is leased by 50 national, regional and local tenants. The property is located in the Northwest Broward/Coral Springs sub-market of Broward County/Ft. Lauderdale, one of Florida's strongest performing office markets.

Permanent, fixed rate acquisition financing in the amount of $13.725 million was arranged for Northridge Center I & II, on behalf of For 1031 Northridge LLC, a tenant-in-common sponsor located in Boise, Idaho. Northridge Center I & II consists of two office buildings located at 365/ 375 Northridge Drive in Atlanta, Ga. Citigroup Capital Markets provided funding for the transaction.

Permanent, fixed rate financing in the amount of $6.825 million was arranged for Intech Eleven, a suburban office building located within a 210-acre mixed-use to-be-built development in Indianapolis, Indiana. The property was purchased by an LLC controlled by For 1031, a tenant-in-common sponsor. When completed, the Intech Park campus will consist of seven mid-rise and single-story garden office buildings and will provide 2.5 million s/f of space. Citigroup Capital Markets provided funding for this transaction.

Stage Road Commons, a two-tenant retail center located in Bartlett, Tenn., received $6 million in permanent, fixed rate acquisition financing. The loan was arranged with Citigroup Capital Markets on behalf of Time Equities, Inc. Stage Road Commons is located in one of the largest retail districts in Memphis and is surrounded by major national retailers such as Target, Wal-Mart and Best Buy. The property offers 78,297 s/f of space on a 10.97-acre parcel, and is fully leased by Hobby Lobby and Furniture Factory Showroom.

Permanent, fixed rate acquisition financing in the amount of $5.89 million was arranged for East Mesa Medical Office Center on behalf of Western America Equities, a tenant-in-common sponsor. East Mesa Medical Center consists of two medical office buildings: 6550 East Broadway Road, offering 21,332 s/f of space, and 6553 East Baywood Ave., offering 35,016 s/f of space. Citigroup Capital Markets provided the funding on behalf of the borrower.

Old Bakery Place, a 62,141 s/f, grocery-anchored retail center at 102 Bonham Road in Bristol, Va., received $5.7 million in permanent acquisition financing. Morgan Stanley Mortgage Capital, Inc. provided the funding on behalf of Yale Realty Services.
