Boymelgreen buys 20 Pine from Resnick and Reuben.

 on behalf of its client, Leviev Boymelgreen from the Resnick and Reuben families.

The 35-story, approximately 700,000 s/f office building was built in 1928 as the headquarters of Morgan Guaranty Trust and has been occupied by longtime tenant J.P. Morgan Chase.

The acquisition was made possible through a $150 million mortgage loan provided by institutional lender, Barclay's Capital Real Estate, Inc., a subsidiary of Barclay's Bank.

Leviev Boymelgreen intends to convert the existing office building located in the heart of the Financial District into a mixed-use development Mixed-use development refers to the practice of allowing more than one type of use in a building or set of buildings. In planning zone terms, this can mean some combination of residential, commercial, industrial, office, institutional, or other land uses.  containing luxury condominium residences with ground-floor retail and commercial spaces.

 and associates Joseph Murphy, Efram Friedman and Anna Stoessinger of Herrick's real estate department represented the client Leviev Boymelgreen.

Mark Levine and Mitch Korbey of Herrick's land use and zoning department worked closely with counsel at the City's Department of Buildings in drafting acceptable language for a Light and Air Easement easement, in law, the right to use the land of another for a specified purpose, as distinguished from the right to possess that land. If the easement benefits the holder personally and is not associated with any land he owns, it is an easement in gross (e.g.  between Herrick's client and J.P. Morgan Chase affecting the plaza adjoining the property.
