Boom in offices to rent is good news for tenants.

County Durham is a county in north-east England. It can be used to refer to 4 different entities:
  • the historic County of Durham
  • the administrative county of Durham
 is in a buoyant position with new jobs coming to the area and strong investment in new premises.

City & Northern's latest pounds 7m development at Morton Palms in Darlington will have office space for up to 700 workers in state-of-the-art accommodation.

It is just one of many new business centres in the county and the wider region, which speak of increased confidence and optimism for the future.

The competition which results is also good for potential tenants, who will benefit from much better facilities as standard.

For example, phase one of the Morton Park project, which includes two buildings covering a total of 71,000sq ft, is being built with broadband links, air conditioning air conditioning, mechanical process for controlling the humidity, temperature, cleanliness, and circulation of air in buildings and rooms. Indoor air is conditioned and regulated to maintain the temperature-humidity ratio that is most comfortable and healthful. , raised floors, suspended ceilings, a glass facade and atrium in the public area.

We expect that the first tenants will be in this building by autumn this year.

County Durham's excellent links to the national transport network add to the attractiveness of such projects as this, and having this reservoir of commercial property of all sizes, indicates that County Durham is very much open for business.

For example, the Government has raised the prospect of relocating public sector jobs to the area but has yet to fully commit itself.

We need to have high quality premises ready and available, as large companies and public sector organisations expect and demand the best.

I believe that the county is offering them just that and that Darlington and County Durham are in a prime position to benefit from a move away from the South- East towards the other regions.

One of the main reasons for optimism about the future is the way everyone is working together to develop the region, and the pro-active and pragmatic attitudes taken by the local authorities towards development.

At Morton Palms we are working closely with Darlington Borough Council and One NorthEast, which has invested pounds 2.5m in Morton Palms, and this enthusiastic team approach has a big impact on potential tenants.

My optimism is shared by Sanderson Weatherall and King Sturge, who are the joint agents on the Morton Palms project.

Jonathan Sykes, partner with King Sturge, added: "This part of the country is fortunate in that it doesn't suffer the severe fluctuation in the commercial property market that affect other regions.

"At Morton Palms we are aiming for the best because we genuinely believe we have the right package to attract businesses and organisations from the very top of the tree."

The scheme is the latest piece in the re-development of Lingfield Point, the old Paton and Baldwins site, which is just off McMullen Road.

During the last two years, new owner Lingfield Investments has invested more than pounds 16m in redeveloping the complex into a modern business park.

Eddie Humphries, estate manager at Lingfield Point, said: "The Beehive Ballroom is an important part of Darlington's heritage and this announcement will ensure that it also forms an important part of the town's future.

"We are confident that the stunning new units will be unique in Darlington and I'm sure that this will mean that we will add to the growing roster of businesses investing in Lingfield Point."
