With the design of Bond Street Lofts, a six-story, residential condominium building at 57 Bond Street on the lower east side of Manhattan, Meltzer/Mandl has introduced a new architectural vocabulary to multi-family residential Multi-family residential is a classification of housing where multiple separate housing units are contained within one building. The most common form is an apartment building.

 of the neighborhood, the architectural team created a unique building of stone, glass and aluminum.

The $7 million, 27,560 square-foot building is a mid-rise tower with two setbacks. The building's main volume, a curving four-story mass, is clad in aluminum and glass. To marry the building to this historic neighborhood, the architects created a low stone wall with round columns along the Bond Street front. This detailing of traditional material and human scale also firmly fixes the project in the mid-rise tradition.

 finish of aluminum. To let in ample light, the ten loft residences were design with soaring 11-foot ceilings and large, 20-foot-long windows. Two residences have wood-burning fireplaces. For outdoor living, each loft has a balcony or terrace, and the two penthouse residences feature rooftop terraces. A wall of polished wood conceals the outdoor lighting in the 1,000-square-foot, common rooftop area.

 loft condominiums, 57 Bond Street contains over 5,000 square feet of street-front retail space. The developer is New York-based Alchemy Properties. Construction was completed in May 2003.

57 Bond Street, one of the first new residential buildings in this historic area of New York City, is credited with spearheading the revitalization of the neighborhood. Meltzer/Mandl already received an Award of Excellence from the local New York Council Society of American Registered Architects for this project.
