Boeing Selects Duke's Landmark Riverport Tower; Leasing Momentum Boosts Occupancy at Riverport Tower to 91 Percent.

Duke Realty Corporation announces that The Boeing Company has selected its landmark Riverport Tower office building in Maryland Heights to occupy 90,000 square feet. This new lease, combined with recent leasing activity at Riverport Tower, brings the Class "A" office building to 91 percent occupancy.

Boeing required a real estate company capable of delivering a large block of office space in a short amount of time.

"Boeing needed a large block of office space by September 1. There are few developers/landlords in St. Louis with the capability of such a quick turn around time," said Jerry Crylen, Duke's Senior Vice President of St. Louis Operations. "Using Duke's vertically integrated approach to provide real estate solutions, we will deliver the space in a very short 30 days. The typical build-out period is several months."

Riverport Tower, 13736 Riverport Dr., is a 318,000-square-foot, polished red granite office building. Boeing will occupy three of the building's 11 stories.

"Central to this new lease transaction was Riverport Tower's large, efficient floorplates. Boeing will be able to occupy only three floors as compared to perhaps four to five floors in other office buildings," said Crylen.

In the past five months, Duke has leased 230,000 square feet of office space at Riverport Tower. Demand and leasing momentum has had a very positive effect on the Earth City/Riverport submarket in Maryland Heights. In addition to today's announcement of the 90,000-square-foot lease with Boeing, Duke has attracted other national companies to Riverport Tower in the past five months:

--GMAC - 132,000 square feet

--OCE USA - 6,700 square feet

"Duke met the leasing challenges of large blocks of vacant space at Riverport Tower with a very successful outcome," said Crylen. "Given the incredible amount of demand we've seen in the past six months, we anticipate speedy occupancy of the remaining 22,500 square feet of space in the building."
