The primary occupant of the property will be the new High School of Environmental Studies, one of the 50 specialized schools envisioned by New York's former Schools Chancellor, Joseph Fernandez Joseph Fernandez can be:

The transaction was negotiated by Peter J. Berman, senior managing director in the New York office of Julien J. Studley, Inc. Shane O'Neill Seán Ó Néill (c. 1530 - June 2, 1567; known in English as Shane O'Neill, also known as Shane the Proud) was an Irish chief of the O'Neill clan of Ulster in the mid 16th century. , Esq. and Ernst Bertolotti, Esq., of the law firm of Hutton Ingram Yuzek Gainen Carroll & Bertolotti, represented the ownership, 444 Realty Company L.P.

The building was originally constructed in 1919 by the movie mogul William Fox, and was heralded at that time as the state-of-the-art studio for silent movies. It later served as the offices and studios of 20th Century Fox. In the early 1970s, the property was purchased by Enterprise Development Associates, who re-developed the building for the John Jay College of Criminal Justice.

The design/build firm of Meli Boreui Associates has been engaged by the owners to provide the design and construction services required to meet the program and specifications of the Board of Education. The school is scheduled to open in September 1994.
