 Two River Holdings Group has taken the top two floors at 689 Fifth Avenue in an 8,800 square-foot lease arranged by Corey Abdo of Winoker Realty Company.

The tenant, who is relocating from 787 Seventh Avenue, is involved in the licensing and acquisition of development stage compounds, with a specialty in cancer treatment research.

Innovive, a start-up biotech company that helps provide funding for the early development of new cancer drugs through research and development on college campuses around the world, has leased nearly 6,000 square feet at 555 Madison Avenue Madison Avenue, celebrated street of Manhattan, borough of New York City. It runs from Madison Square (23d St.) to the Madison Bridge over the Harlem River (138th St.). In the 1940s and 50s, some of the major U.S.  in the Plaza District.

Corey Abdo again represented the tenant in this sub-lease transaction, while Matthew McBride of CBRE CBRE CB Richard Ellis (real-estate firm)

CBRE Coldwell Banker Richard Ellis (Boston, MA) 
 represented the sub-lessor.

"These two deals are indicative of a new wave of bio-technology and hedge fund hedge fund, in finance, a highly speculative, largely unregulated investment device. Originating in the 1950s, the funds "hedge" by offsetting "short" positions (borrowing a security and then selling it at a higher price before repaying the lender) against "long"  tenants that are looking to the Plaza District for the high-end buildings and premier addresses that reflect the stature of their growing businesses," said Mr. Abdo of Winoker Realty.

"We are fielding an increasing volume of inquiries and completing a growing number of leases in our expanding promotional brokerage in the Plaza District."
