Binswanger Brokers $33M Sale of Former Valeo Building in Auburn Hills, Michigan.

PHILADELPHIA -- On behalf of Valeo Electrical Systems, Inc., Binswanger is pleased to announce the sale of its property located at 3000 University Drive, in Auburn Hills, Michigan, to California-based investor Metcalf Family Living Trust for $33,000,000. The trust will lease the property to Delphi Automotive Systems, LLC.

Troy, Michigan-based Delphi is consolidating operations from seven research and development centers throughout Michigan and Illinois into the former Valeo facility, a 437,800 square-foot Class "A" office building on 35 acres, which includes over 90,000 sq. ft. of laboratory space.

Delphi is a leading global supplier of mobile electronics and transportation systems, including powertrain, safety, steering, thermal, and controls and security systems. Its technology is also used in various computing, communications, consumer electronics, energy and medical applications. Delphi employs over 170,000 people at 159 manufacturing sites in 36 countries.

Valeo is going to redeploy a number of its activities to its North Auburn Hills R&D campus, which has room for expansion. Office operations will be relocated to a 120,000 sq. ft. facility that has been selected, and the transaction is being finalized by Binswanger and its co-broker Capitani.
