Binder predicts quick MLS resolution.

The current controversy relating to developing an MLS system in Manhattan is a natural part of the evolution of our industry, where there are distinct types of firms, each with special kinds of needs, said Neil Binder, principal and cofounder of the Bellmarc Companies.

"Therefore, many firms see the MLS as a potential monster that will adversely affect their future operating performance," continued Mr. Binder. "Such concerns as the uncertainty of how the system will be set up, who will be in control and how much it will cost are legitimate issues that do need to be reviewed. It is appropriate for all brokerage companies to work together in order to find a reasonable compromise.

"The fundamental principle that must guide the decisions of the industry is our duty to serve the sellers and buyers to the greatest possible degree. And it is obvious to anyone that the current practices by many firms of limiting the distribution of listings does not conform to this standard and therefore, must be changed."

"A number of firms have objected to Douglas Elliman and Corcoran being the initiators of an MLS system. The contention is that these two firms, given their dominant position, might control the MLS with adverse consequences to the other competing firms. But I believe the only way that an MLS system could be initiated is if the larger firms determined this type of change served their interests too. The mere fact that these two firms have created the initial impetus does not in and of itself imply that fairness cannot be found."

"The current controversy has actually created an opportunity for the Manhattan brokerage community to air out our differences. I welcome sitting down at the table with all sides to establish rules and guidelines to help make the MLS work."
