Big year drops vacancy rate.


During the last year, Westchester county saw momentum continue with leasing activity totaling approximately 3 million SF and "net" absorption of reaching about 12 million. The total easing activity for the year 2000 set a record and exceeded 1999 by approximately 20%.

The largest leases of the year involved the Starwood Hotels' 203,000 SF at 1133 Westchester Ave. in White Plains; the Metromedia Fiber Networks' 80,000 SF at 360 Hamilton Ave. in White Plains; the New York New York, state, United States
New York, Middle Atlantic state of the United States. It is bordered by Vermont, Massachusetts, Connecticut, and the Atlantic Ocean (E), New Jersey and Pennsylvania (S), Lakes Erie and Ontario and the Canadian province of
 Power Authority's 65,000 SF at 440 Hamilton Ave. in White Plains; Heinekin USA's 63,000 SF at 360 Hamilton Ave. in White Plains; Wilson Elser Moskowitz' 58,000 SF a 3 Gannett Drive in White Plains; Trade-Outcom's 62,000 SF at the Summit in Valhalla; Northern Telecom's 57,000 SF at the Summit in Valhalla; CIGNA CIGNA CG (Connecticut General Life Insurance Company) INA (Insurance Company of North America)  Corp.'s 56,000 SF at 120 White Plains Rd. in Tarrytown; Berkeley College's 52,000 SF at 99 Church St. in White Plains; and Nextel's 50,000 SF at Taxter Corporate Park in Elmsford.

The above-mentioned transactions, along with numerous other lease commitments, have caused the countywide coun·ty·wide

Asking rentals have increased to an average of about $27.00 per SF, which is $2.00 per SF more than one year ago. As indicated by the above information, downtown White Plains "CBD" and "Westchester East" have seen the most activity recently, representing about two-thirds of all leasing activity in the region.

On the supply side there is approximately 3.8 million SF of space currently available, but the number of large blocks of space (those of more than 50,000 SF) has decreased significantly and there are now only seven blocks available which feature more than 100,000 SF.

The nature of the Westchester market is such that with larger tenants now exploring the market, new availabilities will in all likelihood be absorbed in a timely fashion.

Launched in 1988, Prodigy was the first consumer-oriented online service in the U.S.  at 44 S. Broadway in White Plains, and Prudential at the Summit in Valhalla.
