Berman secures financing for Windsor Corporate Park.

 I Melody's New Jersey office arranged $30.8 million in debt and $4.2 million in equity for Windsor Corporate Park located in East Windsor, New Jersey.

The loan was secured on behalf of Berman Development Co. LLC (Logical Link Control) See "LANs" under data link protocol.

The 287,065 s/f property is a Class A office complex consisting of four connected buildings at 50 Millstone millstone

Either of two flat, round stones used for grinding grain to make flour. The stationary bottom stone is carved with shallow grooved channels that radiate from the centre. The upper stone rotates horizontally, and has a central hole through which grain is poured.

The financing package includes a 10 year term with a 30 year amortization at a 5.63% interest rate.

CBRE I Melody provided acquisition debt financing on behalf of Berman Development Co. LLC and also facilitated an equity placement.

Gunning commented, "The deal presented a challenge for all investors, since new leasing was ongoing from the contract's inception through closing. The debt and equity placements were performed simultaneous with the sale transaction.

"The lender offered a flexible structure where the borrower received excellent terms and deal execution from the debt and equity investors."
